Commercial Facility & Landlord Guide

How Often Should a Commercial Roof Be Inspected?

If you manage a warehouse, retail unit, office block, or industrial shed, the short answer is twice a year—once in late spring and once in late autumn—plus a quick visual check after any severe storm.

! The Quick Answer for Landlords & Facility Managers

  • Standard Schedule: Every 6 months (April/May and November/December) to catch winter freeze damage and clear autumn leaf drop.
  • Valley Gutter Clearing: Minimum once a year in late autumn, or twice a year if your unit sits near trees or busy industrial estates where silt builds up fast.
  • Insurance & Lease Compliance: Most UK commercial building insurance policies require dated photographic proof of routine maintenance to pay out on storm damage claims.
  • Typical Time on Site: Half a day to a full day for a standard industrial unit, with zero disruption to staff or floor operations below.

Why Twice a Year Is the Sweet Spot for UK Commercial Roofs

On a commercial building, you rarely spot a roof problem from the car park. Because industrial roofs use wide-span metal profile sheets, large felt or single-ply flat roofs, and internal valley gutters, water doesn't just drip outside when a gutter overflows—it backs up over the internal lip and pours straight onto your stock, machinery, or suspended office ceilings.

Checking the roof in spring and autumn isn't guesswork; it matches how British weather beats up commercial buildings over twelve months.

1. Late Autumn (Nov / Dec)

The Pre-Winter Gutter Clear

Once the last leaves have dropped, internal valley gutters and syphonic outlets are at peak risk of blocking. If wet leaves, moss, and wind-blown litter sit in the gutter trough over winter, they freeze solid.

  • • Dig out silt, moss, and leaf mulch from valley runs
  • • Clear and cage all rainwater downpipe outlets
  • • Check overflow weirs and parapet chutes are unobstructed
2. Late Spring (Apr / May)

Post-Winter Structural Check

Winter frost, high winds, and standing snow cause metal sheets to expand and contract, which backs out fixings and splits ageing felt or mastic seals. Spring is also when nesting gulls and pigeons clog outlets.

  • • Inspect tech-screws and replace perished EPDM washers
  • • Check flat roof laps, blisters, and ponding water marks
  • • Remove nesting debris and treat cut-edge corrosion early
3. Ad-Hoc Checks

After Named Storms or Roof Access

Not every leak comes from old age. Often, third-party air-conditioning engineers, solar installers, or telecom contractors drop tools, step on fragile GRP rooflights, or leave access hatches unlatched.

  • • Check flashings and ridge cappings after 50mph+ gales
  • • Inspect membrane around HVAC plant after servicing visits
  • • Log any puncture damage immediately for contractor liability

What We Actually Check on a Commercial Roof Inspection

A proper commercial inspection isn't a ten-minute look from the top of a ladder. Whether we access the roof via fixed cat ladders, a mobile cherry picker (MEWP), or drone survey on high bays, we work through a set checklist so nothing gets missed.

1. Internal Valley, Box & Boundary Gutters

We walk the full length of every gutter run, bagging and removing sludge, moss, and windblown plastic. Whilst the trough is bare, we check the gutter joints, bitumastic seals, and liner for rust pinholes or splits.

2. Flat Roof Membranes (Felt, EPDM & Single-Ply)

On flat roofs over offices or trade counters, we check welded seams, upstand flashings, and pipe penetrations. We look for soft spots under foot that point to wet insulation boards beneath the surface.

3. Cladding Sheets, Fixings & Cut-Edge Corrosion

On plastisol-coated steel roofs, the factory coating eventually peels back at the sheet overlaps and gutter edges. Catching cut-edge corrosion early means we can treat and re-coat the steel edges rather than over-cladding the entire roof.

4. Translucent GRP Rooflights

GRP skylights go brittle and yellow with UV exposure, letting water wick through exposed glass fibres and cutting out natural warehouse daylight. We check every sheet for hairline cracks, hail damage, and loose hook bolts.

5. Parapet Copings & Lead Abutments

Where a factory unit joins an office block or a neighbouring unit, we inspect lead flashings, mortar fillets, and parapet coping stones to ensure wind-driven rain can't track down the inside of the cavity wall.

Insurance, Dilapidations & Warranties

How Documented Inspections Keep Your Building Insurance Valid

One of the biggest shocks for commercial landlords and tenants is having a storm damage claim rejected by the loss adjuster. When water pours into a warehouse during a winter gale, the insurer's first move is to send a surveyor onto the roof.

If that surveyor finds three inches of rotting leaf mulch blocking the valley outlet, grass growing out of the gutter joints, or long-term rust around the fixings, the insurer will class the leak as gradual deterioration or lack of maintenance rather than storm damage—and refuse to pay out.

1

Proof for Loss Adjusters

Every time we complete a bi-annual maintenance visit, we issue a dated worksheet with "before and after" photographs of cleared gutters, outlets, and roof slopes. If a freak storm rips off flashing two months later, you have concrete proof the roof was maintained in good order.

2

FRI Lease & Dilapidations Protection

If you occupy a commercial unit on a Full Repairing and Insuring (FRI) lease, you are legally responsible for handing the roof back in sound condition. Routine gutter clearing and minor stitch repairs cost a fraction of a five-figure dilapidations claim at the end of your lease.

3

Manufacturer Material Warranties

Modern EPDM, TPO single-ply, and coated metal cladding systems often come with 15 to 25-year manufacturer warranties. Read the small print and you'll find those warranties are only valid if the owner logs at least one professional inspection and gutter clean every 12 months.

Safety, Access & Regulations on Commercial Roofs

Sending a caretaker or maintenance handyman up a ladder to clear a factory gutter is a huge legal risk under the Work at Height Regulations. Fragile cement-fibre sheets and aged GRP rooflights look identical to solid sheets once they're covered in moss and dirt.

When we carry out commercial maintenance, we provide site-specific Risk Assessments and Method Statements (RAMS), use man-safe harness lines and crawler boards around fragile rooflights, and cone off ground areas below.

And if an inspection reveals that more than 25% of a commercial roof covering needs stripping and replacing, we'll advise you straight away on Part L Building Regulations for thermal insulation upgrades so your building stays compliant.
