Homeowner Pricing Guide

How Much Does a New Roof Cost in the UK?

If your roof has reached the end of its working life, the first thing you want is a straight answer on the price before anyone turns up with a clipboard. In the UK, a full pitched roof replacement for a standard family home typically costs between £5,500 and £12,000 (including scaffolding, waste removal, breathable membrane, treated battens, new tiles, and labour).

Quick At-a-Glance UK Price Ranges

Mid-Terrace House £4,500 – £7,000
3-Bed Semi-Detached £5,800 – £9,500
Detached House (4-Bed) £8,500 – £15,500+
Standard Garage / Extension Flat Roof £1,500 – £3,500

*Prices reflect full strip and re-roof costs including scaffolding, skips, materials, and labour. Exact quotes depend on roof pitch, access, and tile or slate selection.

Realistic New Roof Costs by Property Size

Roofers price jobs primarily on the square metreage of the roof slope, the number of roof faces (a hipped roof with four slopes costs more in labour and ridge tiles than a simple two-sided gable roof), and how easy it is to erect scaffolding around the building.

Property Type Approx. Roof Area Concrete Tiles Clay Tiles Natural Slate Typical Time on Site
Mid-Terrace (2–3 Bed) 50m² – 65m² £4,500 – £5,800 £5,200 – £6,500 £5,800 – £7,500 3 – 5 Days
End-Terrace / Semi-Detached 70m² – 95m² £5,800 – £7,800 £6,800 – £8,900 £7,500 – £10,200 4 – 7 Days
Bungalow (Large Footprint) 95m² – 130m² £7,200 – £9,800 £8,400 – £11,200 £9,500 – £13,000 5 – 8 Days
4-Bed Detached House 110m² – 150m²+ £8,500 – £12,000 £10,000 – £14,000 £11,500 – £16,500+ 7 – 12 Days

Why Bungalows Cost More Than You Think

Even though scaffolding is lower on a bungalow, the ground floor holds all the rooms. That means the roof area is often almost double that of a standard two-storey house with the same number of bedrooms.

Hipped vs Gable Roofs

A hipped roof slopes down on all four sides. Cutting tiles cleanly along the four diagonal hips takes extra time and requires dry hip systems and additional ridge tiles compared to a straight gable end.

Conservatories & Extensions

If we have to bridge scaffolding over a fragile glass conservatory roof or a rear kitchen extension to reach the main house eaves, the scaffolding contractor charges extra for specialist load-bearing beams.

How Material Choice Affects Your Quote

The tiles or slates you pick don't just change the material bill—they also change the labour time and sometimes require structural checks. Here is an honest look at how the main UK roofing materials stack up in cost and lifespan.

Profile concrete tiled roof with guttering and ridge caps
Most Cost-Effective 40–60 Year Lifespan

Interlocking Concrete Tiles

Modern large-format concrete tiles (like Marley Modern or Redland Renown) cover the roof fast because you only need around 10 tiles per square metre. That keeps both material costs and labour days down.

Pros: Lowest upfront cost, quick to lay, tough against high winds.

Watch out for: Heavy weight. If your house originally had thin natural slate, we must check the rafters can carry concrete before switching.

Traditional Finish 60–80+ Year Lifespan

Traditional Clay Tiles

Small plain clay tiles (like Rosemary tiles) take up to 60 tiles per square metre and twice as many timber battens. That extra batten gauge and pinning time is why a plain clay roof costs more than concrete.

Pros: Holds its rich natural colour permanently without fading; ideal for older properties.

Cost tip: Interlocking clay pantiles give you the clay look with fewer tiles per m², trimming the labour bill.

Longest Lasting 80–100+ Year Lifespan

Natural & Fibre-Cement Slate

Quality Spanish or Welsh natural slate has to be graded, holed, and hand-fixed with copper nails and hooks. It takes genuine skill on the roof, which is reflected in the labour time, but it will outlast almost anything else.

Pros: Lightweight on older roof timbers, crisp appearance, decades of trouble-free service.

Cost tip: Man-made fibre-cement slates offer a uniform slate appearance at a lower material price.

What Else Affects the Final Quote?

When customers compare quotes, the biggest differences usually come down to what has been included—or quietly left out—around scaffolding, timber repairs, lead flashing, and legal insulation rules.

Roofers installing timber battens over blue membrane for a new roof installation

What happens once the old tiles come off: We inspect every exposed rafter and joist before laying high-tensile breathable underlay and treated BS 5534 graded timber battens.

1. Scaffolding & Safe Access

Typically £800 – £1,800

You cannot strip and re-tile a full house roof off ladders. Full perimeter scaffolding with double handrails, toe-boards, and a hoist or rubbish chute is required by law to keep our team and your family safe. Always check that scaffolding and skip hire are itemised inside your quote so you aren't hit with an unexpected invoice on day one.

2. Hidden Rafter & Joist Repairs

Typically £150 – £600 (if needed)

New treated tile battens are always included in a re-roof quote. However, if an old roof has been leaking around a chimney breast, valley, or eaves for years, the structural rafters underneath may have wet rot or sagged. Most honest roofers will inspect inside your loft beforehand and show you photos the moment the old felt comes off if a rafter needs splicing or sistering with fresh treated C24 timber.

3. Lead Flashing, Valleys & Dry Fix Systems

Typically £350 – £1,200

Leaving cracked 50-year-old lead around a chimney stack while putting a brand-new roof around it is false economy. While the scaffolding is already up, it is far cheaper to dress new Code 4 or Code 5 lead flashing into the brickwork, replace worn valley troughs with GRP or lead-lined valleys, and fit mechanically fixed dry ridge and dry verge systems that won't ever need mortar repointing.

4. Building Control & Part L Insulation Upgrades

£250 – £850+

In the UK, replacing more than 25% of your roof covering triggers Building Regulations (Approved Document Part L). That means you are legally required to notify local Building Control (or use an NFRC Competent Person registered roofer who can self-certify the job) and bring your loft insulation up to current thermal standards—typically 270mm of mineral wool at joist level, or rigid PIR insulation board on rafter-level/flat roofs. Having that sign-off certificate is essential when you eventually sell the house.

Do You Actually Need a New Roof, or Just a Repair?

We turn up to plenty of homes where the homeowner fears the worst, only to find a slipped valley tile or perished chimney flashing that can be sorted for a few hundred pounds. Here is how we tell the difference on site:

When a Targeted Repair Makes Sense (£180 – £850)

If the bitumen underlay inside your loft is still dry and intact, the timber battens aren't rotten, and the leak is isolated to a single storm-damaged ridge, a blocked valley gutter, or perished mortar around a chimney stack, a proper repair will keep you watertight for years.

When Stripping & Re-Roofing Saves You Money Long-Term

If you look up inside your loft and see daylight pinpricks everywhere because the old 1950s/1960s bitumen felt has rotted away at the eaves, or if clay tiles are delaminating (flaking apart from frost) and suffering from "nail sickness" where slates keep sliding into the gutter every winter, patching it up is just throwing good money after bad.

Ageing coverings: Heavy moss holds damp against old porous tiles, accelerating frost damage and rotting the battens underneath.
